How rare is this game? I got a factory sealed copy for 45.00 but it seems pretty rare. I didn't open it yet.

I'm pretty sure it's just the re-release (like the greatest hits or something) of Animal Crossing in Japan. I don't think there is anything particularly rare about it. I could be wrong though.

Not just a rerelease... it added e-reader support, didn't it?

And other features like resetti's house and the Tom Nook break in a steal secrets, enhanced graphics and more stuff. I didn't open the game to play it yet so I can't verify any of these additions except with Youtube videos and gamefaqs.
