X-360 PlayStation Demo Disc - sealed value?

I found one of these today, the case is unfortunately cracked but the case is still sealed (with some tears on the wrap, but still sealed). Anyone have an idea of how much this is worth?

It's one of those wonderful "rare but no one gives a shit" releases. There's been one on eBay for 3 months now and it's dropping $5 every re-list. I think the last one sold for about $40, if that. It's literally just a tech demo that lasts 5 minutes. Unless you're a collector / complete-ist, no one's going to care.
