Is this game really valued at $45 as the online rarity guide suggests?

I've looked back at completed auctions on eBay and this gams seems to regularly sell in the $10-$20 range.

I was the winner of the last example which was what led me to look into the value of this game. Don't get me wrong,since I own this game I'd love to think it's worth the $45 its listed as but I have serious doubts.
