I don't think it's TERRIBLY rare; you got one for pre-ordering the game, but I know some stores just gave them away after the campaign was over.
There is one variation where the demo and the actual game was bundled together (rather redundant, I know) in a single case, but check out the "Rarest Gamecube Game" thread elsewhere on this forum.
Its worth a couple of bucks. For a long time it was out there enmasse. My old TRU back home still had some on their shelves 6 months ago. It's not common, but its also not really rare either.
Because it makes no attempt to be great, it is therefore extremely great.
